Where Do New Fire Safety Requirements Apply?

The expanded fire safety requirements apply to all non-domestic premises, encompassing workplaces, visitor spaces, and the non-domestic area of multi-occupied residential buildings (e.g., communal corridors, stairways, plant rooms). Notably, these requirements exclude individual domestic premises, focusing on communal and shared spaces.

Background to Section 156 of the Building Safety Act 2022

The Building Safety Bill, receiving Royal Assent in April 2022, transformed into the Building Safety Act 2022. This legislation introduces critical amendments to the Fire Safety Order, highlighting the need for Responsible Persons to record and share comprehensive fire risk assessments and safety arrangements. The amendments aim to enhance accountability, cooperation, and overall fire safety measures.

Duties for all Responsible Persons

Responsible persons are now required to thoroughly document fire risk assessments, covering all findings and detailing fire safety arrangements for their premises. These duties apply to you if you are the Responsible Person for any building regulated by the Fire Safety Order.

Responsible Persons overseeing buildings with two or more sets of domestic premises are also tasked with specific duties to ensure comprehensive fire safety measures. The recent amendments to the Fire Safety Order are designed to instil a greater sense of safety for residents in their homes, emphasising clarity in understanding the measures taken to fulfil responsibilities.
